Overall a fantastic and well maintained villa, but beware of the beds!
Pros: Overall this is an amazing villa. The location is fantastic - super central and only an 8 minute walk from a (non-swimming) beach. It is very central for all the main Algarve attractions, and you can easily walk to Apolonia and multiple restaurants. It was super clean and felt very secure with security shutters on all of the windows. It offers off street parking, and is on a quiet street. The wifi was excellent and the kitchen was probably the best equipped we have had in a holiday villa. The key handover was done in person and was very straightforward. Vanda and her team were great, and always responded to any messages promptly. The garden space is limited, but being small and sheltered meant that pool was still very warm, even in October - we swam every day. We appreciated being left with basic cooking supplies as well as cleaning materials, including dishwasher tablets, oil, salt, spices, toilet paper, etc. The decor was pleasant - neutral and homely without being cluttered.
Cons: The outdoor grill does not have a proper fitting grill rack, which meant we couldn't not adjust the height. A small thing, but it meant we were not able to use the grill as much as we would have liked. Part way through our stay the main upstairs bathroom started leaking through the roof and into the kitchen below. Vanda and her team responded quickly, but were unable to resolve the problem, which meant we had to use the smaller, downstairs shower for the rest of our stay. This is clearly an ongoing issue with this bathroom as it was mentioned months ago in a previous review. We were repeatedly told it was not a big deal as there were only 3 of us (true) but the point is we paid for certain facilities, and to be left without an accessible shower on the bedroom level was disappointing. The final, and biggest issue for us, was the beds. The property has 3 bedrooms upstairs and all of them are a great size with lots of storage. The bed in the main bedroom is fine, but the other 2 bedrooms have mis matched mattresses on larger bed frames without the typical slatted support. Basically the mattresses don't fit the bed frames, and are held in place on solid wood planks. This means they are extremely hard, with no give at all, and every time you move they squeak loudly. Both adults who used these rooms during our stay ended up exhausted and aching every morning after less than a week. My 18 year old ended up sleeping downstairs on the sofa for a few nights just to get a break from the hard and noisy bed. Given the price point of this villa it is disappointing that 2 out of the 3 beds are so basic. Even some simple mattress toppers would help, and for that reason we would not return here.

Our stay was very relaxing with everything within walking distance and more lively towns only a short taxi trip away.
Pros: It was private, quiet and was equipped with absolutely anything you could need. It was close to the beach and some lovely restaurants.
Cons: We liked everything about the property.
